I'm rehabbing a rental that was tiny and extremely outdated - old plumbing kitchen was an add-on; sloped floors...The prior owners left a white fridge and black stove... we opted to keep the mismatch appliances and just add a white dishwasher.

As for CapEX it would matter what type of heat you have, what type (if any) A/C you have, what type of roof you have and the sqftage, what appliances do you provide on top of the normal fridge/oven (ie dishwasher/microwave/washing machine/dryer/etc)

And the back yard is basically just dirt but should not be a problem right now. there is some water damage on the ceiling of the master bedroom but i called insurance and they said they saw no sign of a roof leak and mentioned that it would benefit to get a roofer look at it and isolate the issue then call back the insurance adjuster. id like to get a new fridge because the one there is beat up an eye sore.There is a leak in the sink tub so it may need to be replaced to to rustingSo my question is if there is anyone out there that manage my property as is or anyone that can help me to get these necessary jobs completed as soon as possible.

If you are in C and D class that might work, but if you are renting nice units and the you have a tenant waiting on a warranty company to come out next business day to fix the broken fridge or AC and its over 100 the "savings" you are making are likely going to be much smaller than a disgruntled tenant higher turnover cost and all the other varriables.

I buy all my appliances from him and save a ton of cash. 3 month warrantie and all my appliances I still have going on 3 years for washers and dryers and going on 2 years for fridges and stoves.

Secret, it's actually a cabinet that goes above a fridge, a platform was built for toe kick, fillers were added and painted, and it came out great!
