@William DoyleI would recommend staying away from condos, lots have restrictions and if they don’t already, their HOA can spring up STR restrictions with little notice and it could crush your cash flow.Look for agents that align with your interest.

Not sure how things work up north, title companies around here do a lot of that kind of marketing for agents as they have easier access to the data of who I want to send to rather than throwing a dart at the map and sending to an entire mail route without knowing how long someone has lived there, if they are renting, etc. 

MH is it's own animal and I wanted to see creative ways to move them and find investors that specialized in purchasing them and to answer from above lenders usually like them in the 90's or newer for age.
