As soon as you can, right after closing, change the exterior door locks.  

yup apparently the HOA covers all exteriors but I just feel like this deal is really good and cos it's my first deal I'm a little worried that I may be missing something 

I picked up this property through the MLS as a probate sale.Project has been 3 week behind schedule due to lousy window contractor, which is also holding backing painting the exterior.

We replaced rotted wood panels on the exterior, painted the inside, re-insulated the attic, and other minor repairs. 

Unfortunately, this is not limited to Houston.Ways to combat this include NOT posting exterior photos or giving the exact address of the property until you have phone-screened potential tenants.

I let them know that I will likely have some questions on their numbers but after I do an initial analysis, if the deal still looks attractive I would request to view a few of the units in the property and do a general walk through of the exterior, utility areas and common areas.

Might provide more leads to the agent, because... it's not just that agents want to get their listings sold, they also want to pick up buyers, and saying they can get a free buying report could be the lead generation magnet.
