Problem I have encountered here (at least one of them anyway) is that there is a need for housing as many Katrina victims are still living in FEMA trailers, but these people (lacking resources to find suitable living conditions after this long) simply do not have the education or ability to find and keep jobs that pay enough to afford the rents in new housing units.

I've seen 3 million dollar remediation jobs done, and then years later there is still mold in the place.for some reason in the commercial buildings i've encountered them with, it travels very fast in the baseboard, probably the adhesive used.

In Saint John, you will encounter a few properties which, on the surface, may appear close to such a yield, but most, if not all, of them will be in areas you would be best served to avoid or the amount of renovation needed nears, or exceeds, the purchase price (we looked at a couple of these lately).Another thing you need to keep in mind, in contrast to the left coast, appreciation in most areas of the Maritimes (Halifax being the exception) will be modest to flat - investing in multi-unit residential properties down here is a cash-flow play.

Whether central air in a hot environment or a heating system in a cold environment, you most certainly can seal all penetrations {in practice, we've encountered very few contractors who seem able to do this}, insulate the ductwork and leave the mechanical unit to function in a space that is sufficiently warmer or cooler than the conditioned space to impact its performance.
