If they insist on taking you to court, get your documentation together, demonstrate the damages they caused, let the court know you offered a full refund, and hope the court has mercy on you and doesn't charge you the full three months.If you want to avoid problems like this in the future, I recommend you start educating yourself on how to follow the law and handle problems.

For instance, mileage from driving around to view properties for sale, educational expenses like books or seminars, expenses from networking events with other real estate professionals, etc.Hope that provides a helpful example. 

To move forward, save aggressively, network with local real estate investment groups, educate yourself on real estate investing, get pre-approved for a mortgage, and continue researching Dallas and Tyler markets.

You still have to use some educated guessing to get to certain assumptions - like appreciation rate and NOI cash flow etc2.

At the same time, educate yourself on how to locate and purchase investment property.

I have found that even in HI, I can get good quality mentoring and education for less than $5K--far different than most of the major gurus.  

That’s why so many of us took issue with the statement of educating the seller to not disclose to the bank. yes Yes YES, EXACTLY!!!! 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

Meanwhile, I am educating myself on REI and analyzing deals for the next year.I am looking to find a mentor who has carved a path in multi-family & commercial real estate to help build my confidence and investing skills.I am also open to finding partners in the area to go in on deals with.

It's the cheapest way to get into real estate investing and is a good opportunity for education.
