If you take a chance, sign the OO certificate and it's found out that you fraudulently acknowledged you're an OO, I think the fine is up to $100,000 and 1 year in prison(??).

Is water flowing out fine? 

If a wholesaler places a sign in the front yard with their number and states: For Sale - 3 bed 2 bath, this is enough to possibly get fines by TREC.Our suggested disclosure in a separate addendum to the TREC 1 to 4 is:EQUITABLE INTEREST ADDENDUMThe Buyer and Seller agree and understand that the Buyer may sell an option or assign an interest in this Contract.

Any fines or violations you may not get notified of or if the seller to you somehow put leverage on it or the borrower

I'm fine with what we have.

If you have any local noise ordinances ect make sure any lack of compliance fines fall on them and are also a reason for lease termination if they occur. 

House was fine - really no cap ex expenses for several years.  20% down. 

If no trees and no slow drain issues, you're probably fine though.

Similarly, there a lot of properties here with huge code violations ($80-$200k dues to $50-$100/day fines going for over a year).
