3) Do you ever buy better carpeting because it should be more durable than cheaper carpeting?

It needs to be a bit more durable, otherwise you're going to dealing with a lot of carpet replacing.

When thinking furniture you have to keep in mind you want durable stuff not cheap stuff.  

@Joe Splitrock Yeah, I hate stuff that's over-engineered anyway and prefer simple solutions that are durable and appropriateto context.

My instinct is yes, add the main floor half bath, yes, add the durable countertops, yes, add the dishwasher - but I have to admit I don't know what local market expectations are. 

Two more points:  If there are hookups in the unit, I want to be sure the appliances are functioning and installed properly in order to avoid water issues, and, typically W & D are pretty durable. 

It is only sold in quarts, but the durability is much better than any latex product can provide.

As can choosing durable materials that don't wear or damage as easily.

But the question is from the durability aspect, being it is managed by a tenant, what is the recommended brand or model you would go for?
