You'll have to convince private money investors you have the knowledge, skills, talents, expertise and drive to help their money do just that. 

For the most part they don't want to write new business at all and they are all combing thru their books trying to non-renew anything they think may be an issue.

He lives within an easy drive of every property in the portfolio.

I "harden" them by polyurethaning the raw edges on miters, and the underneath lip along the counter especially by the sink and dishwasher, and the sink cut out.

For me its realatviley close to my primary location which I would like to be in decent driving distance for out of state investments.
