@Matthew Paul I like that expression, but I've never heard of that one - does that come from the Indiana Jones, 'switching sand bags' as weights in replacement of a gem stone/chalice scene?

Excellent reputation, and will add a lot more weight to your offer than a credit union.Also if the property is in DC proper....frankly you have very little chance of getting an offer accepted with an inspection contingency.  

Thankfully this zoning also allows single family homes so to my knowledge I don't believe I would need to rezone it (in my dream world where everything works out and I can purchase this land)I don't have $600,000 lying around, but I would love to inquire more on the question. 

Little block houses as cheap as you can possibly build a home .. right in the same areas.. were NO one but morris would dream to build..

However, there are a lot of hotels looking to build in and near downtown Waco and you best believe they will start lobbying and pushing their weight around to get STRs banned or regulated as much as possible when they start moving forward with development.

I have recently decided to finally follow my RDPD dreams and I have obtained my real estate license and want to get involved in REI. 

Where will I get the money to fund my dream?

Sounds honest, too.  10% for mom and pop owners with less than 100 units is a pipe dream.
