Now, to be fair, most such properties are bought out of pocket with no financing (lenders aren't keen on non-habitable properties) and, consequently, no appraisal.  

Yes we have competition and there are plenty of "multiple offer situations" however with due diligence and a keen eye on the market it's not overly difficult to meet that criteria.

I do have pretty specific criteria for properties I'd make an offer on and I'm not really keen on loosening them up.

These new tech types don't seem too keen to live in 100% suburbia.

We've tinkered with the idea of REITs and other group-funded investing, but my wife and are I are more keen on other strategies right now (subject to change as we continually read and become more educated of course).

I'm not keen on my home market, so all of my investments are out of state (all in Tennessee).

I am not keen on NPN personally . read the article you mentioned,   Don who wrote it is a frequent poster on BP and one that I highly regard. 

I have one rental in Greenwood and am not too keen on this market.
