What are the cons to buying in this climate?

If anything I expect this would yield more results on the business side considering the current climate, lots of people looking to get out of businesses especially in food service and the like are having to sweeten the deal to a much greater degree these days to attract buyers.

Once a month is usually sufficient, but it depends on the class of the property, quality of renters, climate, and other factors.

Has anyone had any luck getting a heloc or personal line of credit in this financial climate.

In a climate where interest is basically zero or negative if you include inflation right now, I want to look around for other ideas, turn over a few rocks, explore some rabbit holes, and see if there are benefits I was missing.

We have a tenant in our portfolio where we have offered significantly more to get out, since they are not paying rent and no other landlord will approve them you would be SHOCKED at what they are turning down.In this climate with an eviction moratorium you need to tread very carefully. 

Also, how difficult was it to find a a lender to do the refi given today's economic climate?

I am curious what is the preferred structure of reserves to see in a syndication as an LP in this current climate from a syndicator?
