I own some fairly nice houses in some areas where most of the rentals require guests to bring their own linens, sheets and towels.

The main costs I have questions about are linen services, consumables (toilet paper, trash bags, paper towels, tissues, shampoo and other amenities such as coffee/tea) and repairs & maintenance (R&M).

Hi @Colin Newton, I've been learning a lot about delayed financing myself, and while I don't know whether there have been any recent rule changes re including rehab costs on the HUD statement, I'd recommend checking out this great post by Andrew Postell: https://www.biggerpockets.com/…  He outlines a really clever strategy for pulling cash back out of a cash purchase that avoids seasoning requirements as well as the loan minimums based on "initial investment" that delayed financing loans are subject to.Hopefully someone else can chime in about putting rehab costs on the HUD though!

There are books etc, but this is the best place to go.I did use a few other websites that go over things like how to stock a kitchen, the best linens and the like.

I use $20/ft as a rule of thumb for everything (including linen, TV's, even forks and knives). 

All the small things like cookware, linens, soap I get from Wal Mart. 

I would provide all the furnishings, (he already has the big appliances; washer, dryer, range, fridge), small appliances, linens, beds, couches, chairs, etc.
