It was only a block or two away from a police station and was a 5.7% cap which had me cash flowing right away.

I don’t remember the addresses, but one was a 100 year old duplex with major structural issues surrounding a central stairwell and the other was a 1950’s build with a block wall tuck under garage that was beginning to shift, causing issues throughout the house.

I would pick block and brick over any other exteriors, also built within the last 50 years.

I also drive three to four blocks and see what's new.

Now I have a new property here in Florida and it is a concrete block house with some big windows in the living room. 

When I toured, a few things I noticed: Blocks, which presumably were used to support the exterior walls, are fallen to the ground.Jack posts had sunk into the dirt floor in spots, and were not supporting floor joists. 

If you know your area, house by house, block by block you can still have great success.

Since they have concentrated their purchases into pockets of major cities, it means it will be hard to command top dollar if you are selling 10 homes on the same block.

@Terry LaoHey Terry,On the way to lunch today I noticed a couple different blocks and blocks of small multis on Decatur.

The purchase price is $75K and comparable homes on the block are valued around 150-180K with a newly renovated house across the street listed for $172K.
