I represent a lot of buyers in Tampa, and some hire me for full service PM, limited service PM, and some self manage. 

Approximately 30% of this area is made up of vacant lots, creating a prime opportunity for real estate development.Griffin Modern is taking full advantage of this landscape, acquiring lots for under $10k and developing homes targeted at young, first-time buyers as well as investors.

I have talked to the buyer of the one quad that has been completed and he is happy and is doing additional builds with them, that is also where I got my rental comp.The builder wants/needs me to provide builder financing. 

Many investors are attracted to lower price points but end up losing money because cheaper properties are higher risk (not good locations, rough tenants, lower quality construction, etc.). 

Being that I'm so new in the field, I am trying to think outside the box to find this type of buyer.

I'd two project worked with Robert Mincey, 1.For one project it have serious defect that scares my buyers away, when I ask him for the repair, he told me that I did the sabotage to the property myself, and he owns 0 responsibility for the repair and warranty2.For another project I wanna to fire him but he states I owns him more than $5K even though I already paid him 200% over what he had completed.

If you'd like to keep your investments in California, Sacramento is starting to look more attractive, especially since the market has seen an increase in tech jobs.

The price was low in 2014, today that same price is riduculously low, and the buyers in 2014 improved the property tremendously and recently re-sold for $230,000, good for them! 

I’ve been using the same VA service and haven't had any major issues so far, so I think it really varies depending on a lot of factors, like the market, your criteria, and how strong your buyer's list is.
