(In effect, the LLC limits the recovery to the limits of your insurance coverage; without the LLC the plaintiff can get the insurance and then come after you for whatever the insurance does not cover.)If you do any kind of partnership structure that does not have limited liability, then you put the partners' personal assets at risk.One other note: if you do an LLC and your investors are passive (e.g., limited) partners, then you are technically selling them a security and you really, really need to get a securities lawyer involved in drawing up your partnership documents.

I have a property in mind in a garauanteed location for tenants and in an area with garauanteed recovery of damages. the property is at market value and the seller will not come down on price however... there will be more business moving into the area that would drastically raise the value of the property.
