New investor for the long haul

I have little money to put down. I have a property in mind in a garauanteed location for tenants and in an area with garauanteed recovery of damages. the property is at market value and the seller will not come down on price however... there will be more business moving into the area that would drastically raise the value of the property. Also it is a duplex my main problem is how to finance it.....
I could pay 10k for down payment and closing costs. Any suggestions on the best and cheapest route to go with financing this?
