I'm also a realtor but don't advertise it because I mainly just work on my own stuff.

I laugh when a guru or investor uses the term "buy under market value" if the seller advertised on the market, the sale price struck IS the market value, so look up the definition of "real estate market value"!  

They draw a lot of people looking for deals, but I think they like time to advertise for best turnout.

If you don't have the funds to advertise it will be more difficult but no immpossible.

Advertising, credit checks, screening etc.It's just business and once they are gone you can cross them off your friends list.
