Do I have to accept Sect 8 tenants?

Just recently a client made an offer on a new million dollar listing within 24 hours of it coming to market and there was a cash offer that was accepted at a lower price point the same day.

Yep, that's the risk that you accept unfortunately - lack of liquidity and control.

Just a heads up that I've never had luck getting an owner financing deal accepted through a realtor, as most agents don't understand seller financing.

The signed lease is sufficient as a legally binding contract, confirming their acceptance of the new rent amount.

You don't know how the process works so I don't know why you think you would be getting offers accepted without a pre-approval or proof of funds.You get a pre-approval with a lender you know and every time you make an offer, you just have them adjust and confirm the date and the new property address.

Perhaps you could provide the ESA documentation to the insurance company and have them provide in writing to accept or decline the insurance.
