Set her up with my realtor though so maybe he can sell it to someone that wants a low cost home that they can do the touch ups as they go and it will also relieve her of the mortgage.

And some of them were move in ready...just needed some touch up; however they were loanable (meaning a bank would lend on them) now you can find great deals that aren't as siginificant;y discounted; however you may get them for .70 on the dollar from a retail seller.

Seller is asking 210k current tenants are paying 1800 a month, turnkey because only rehab needed would be touch ups to get it ready for next tenants in May when current tenants lease ends.

You could end up with someone worse.. at least his mom isn't a pit bull service animal.realizing the cost of turn, doing touch up interior before renting,, I'd probably keep them, add the granny to lease and raise the rent extra 25 bucks..

If you talk to them and they understand your dilemma (YOU are on the hook to pay if things go wrong,) then……I’d lean toward letting them do it. if it comes out terrible you may have to replace the carpet when they leave, but If they do a good job or even a job that needs a touch up it may end up being ok.

I used to show occupied units and units that had not been freshened up with painted touchup, cleaning, etc.
