Definitely a hefty price tag but if you can get something maybe on mission hill, you could easily rent it out to students forever.

This can all be easily fixed by having buyers actually pay their agents commissions themselves out of pocket and lenders should allow them to finance the commission as apart of the transaction.

That said you could easily work out the cap rate of the purchase by taking the net income you receive from the farming operation and dividing that by the purchase price. 

Once you have that you can easily scrub against DNC in the spreadsheet or just add them to the DNC in your dialer / texter so you don't ever have to scrub again.

A virtual assistant could easily help with the day to day listing management, guest communication, and other virtual tasks.

And, most importantly, very easily avoidable.

Good job many times equates to a good lifestyle and there is nothing wrong with that.I scraped together (not easily) a few dollars and leveraged RE and held it long-term with little turn-over but hands on from the start.

And once the gubmit is entangled, it cannot easily extricate itself.
