Pros/cons in San Jose?

We live in San Jose, California and own a 3 BR 2 BA SFR (1140 sq. ft).

After I sold my home in San Jose, California a few years ago, the buyers didn't move in because they applied for a building permit to turn the place into a McMansion.

$800- sounds insane for recording fees, doubt the counties were that high, a padded bill? 

I am currently on the hunt for a mentor in San Antonio that has experience with Multifamily units, preferably 10+units.

Can I place my unit under the new San Diego Vacation Rental rules passed July 16, 2018 which allows primary residence and second unit in the same building, even though the HoA CC&R says, you cannot lease less than...

I've previously lived in San Francisco and am currently based in Toronto, Canada.

From what I've read when I went to leave a negative review, the owner is part of the problem so I don't expect much from these clowns...This is the second bad experience in the two times I've tried a discount brokerage where I get part of the money back.
