If they run the dishwasher through a cycle with hot water and ensure water doesn't sit in it, it will be fine.

If you're at a loss and paying off the shortage still puts you at a loss I think your best bet is selling, or seeing how you can get more income from current rents by making it mid term/seasonal or an air bnb.

The south is a pretty hot market, but it really depends on what your goals and strategy are.

Time is money, it's the ultimate money.Imagine missing a hot sellers market because you insisted on doing it yourself.

The list should also include if supplies are needed, if air or water filters need to be changed-out, if light-bulbs need to be replaced, etc. 

A metal object doesn't care if it is 20 degrees with still air or 20 degrees and windy.
