If you aren’t in a premium area, I’ve learned to lead with the worst aspects of the apartment (undersell) thereby weeding out the dreamers and surprising the applicants that survive the - less than flattering marketing - (over-delivering) with more than they expected visually.

@Theresa Harris While people are willing to pay asking and over, there are many cases where the house indeed isn't worth that much because it doesn't appraise.

I’m just not sure a property manager could sustain a business like this so if you found it, they probably wouldn’t survive long term.If paying the management fee is outside the realm of possibility, you’ll need to creat your own network of vendors.
