The majority of people on BP including myself are looking for ways to make money by investing in real estate and have no interest in finding ways to create affordable housing for the poor.That being said, If I wanted to do this I would do the following:Start a non profit organization which focuses on providing low income housing or eliminating homelessness some examples include: Center for Community Change, National Housing Trust, Enterprise Community Partners, National Low Income Housing Coalition, National Alliance to end Homelessness to name a few.I would then write up a proposal similar to a written grant proposal regarding how your non profit would like to bring affordable low income housing to Birmingham Alabama.

I know there are brilliant investors- but there are also people like myself who simply applied many of the pieces of advice offered by a mentor (as well as here) on a daily basis and had a very, very part time job cash flowing in no time.It really is not a difficult enterprise if you are willing to take and utilize the advice of successful landlords.

He's lending the money from his business, so I'm thinking I would list his name on the trust deed as "Fred Jones, dba Jones Enterprises."

@Ted Klein I use a payment service for my rentals called Cozy which reports payments to the credit bureau so my tenants build credit while paying rent.

All loan officers know this but many play the game of "what the client wants to hear" and give the client fluff (unfounded bad info on what they can do) because they hope by doing so you will call them when you are emotionally ready to apply.The good news is that the credit bureau’s recognize that you may need more than one lender to look at your credit when getting a home loan and they do not penalize you more than once for this shopping for a mortgage in a 30 day window.

I noticed in a recent commercial Purchase and Sale agreement I came across that the buyer in the agreement allocated 70% of the purchase price towards the Real Property, and the remaining 30% to the business enterprise value, or "goodwill".

The law does not compel a public entity such as DMWW to create or compile such information, but only to provide an existing public record if it already exists.Even if such a list were available, Section 388.9A of Iowa Code states in part, “…public records of a city utility or combined utility system, or a city enterprise or combined city enterprise as defined in section 384.80, which shall not be examined or copied as of right, include private customer information.
