Best thing you can do is find an insurance broker that will shop each renewal to ensure you have the best coverage for the best cash flow. 

I would reach out to the short-term shop and speak with one of their OBX agents.

The Short Term Shop has a local office that has very experienced agents in the OBX as well.

As well as coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and land grant.

If you see a retail shopping center with one or more vacancies, hop on google/yelp/etc to find out what business used to be there (old yelp reviews, for example).

This created lots of fraud and title company underwriters such as First American sent out letters 10 years ago (I had a copy which I have misplaced since) that buyers must have separate and good funds and cannot use other parties' funds.
