Temporary travel boom led to huge increases in supply, and as that temporary boom normalizes we're left with top/standout properties that still perform very well, and average homes lost in the shuffle of huge supply alongside normalizing demand. 

So do costs just adjust right along side cashflow?  

The problem is that you don't know what you don't know, and the only way to learn is to do, or work alongside someone who has been at this awhile.

I try to conduct market analysis (migration patterns, ratio of renters, large employers) alongside housing analysis (common home types, typical challenges, etc).

A relative built a new place(along side his main house) out there near Keaau with vacation rental intent.

If you're going to work part-time but mainly want to be a Realtor for your RE investing, you could get someone to come alongside you (like a sponsor with EXP as you mentioned) to teach you the basics of how a transaction runs.
