Smokers are not considered a "protected class" (ie: race/gender/age/etc).The lease the tenant signed prior to us acquiring the property says nothing about smoking either way.  

Are these type of little to no doc products getting more common again?

Keep leveraging your knowledge of local opportunities to acquire your first property and expand from there.Financially, reinvest your earnings, and make sure you have a solid grasp of cash flow and expenses before making your first purchase.

What might help you for the next attempt is to read (BP's book written by yours truly--The Hands Off Investor), and network (join a community where investors discuss deals, trade advice and observations--coming soon will be Passive Pockets, an offshoot of BiggerPockets which recently acquired the popular passive investing group Left Field Investors).

I am a newbie and in the process of acquiring my first STR in Broward County, Florida. 

Its a product we offer, just doesn't get a lot of play, because its a pain to refinance that seller out down the road.

Unless you make a great wage, and have deep pockets... acquiring the next property is going to be difficult. 

A DSCR product is what you are looking for.DSCR simply doesn't take into account your personal income, instead we qualify the loan on the properties rental income (or projected rental income).Your credit, properties cashflow, loan to value & prepayment penalty are going to be the main determinants on what this loan looks like for you.

I acquired the four-plex with varied levels of updates, but would need/want to paint cabinets, paint doors, trim, walls; if carpeted, replace carpet with LVP; replace faucets with modern faucets, etc.
