The correct answer is that you should have studied the market long before you ever advertised your rental.It's not unusual to get nine people interested in a rental, especially if you didn't include any pre-screening information  that would eliminate unqualified renters.

Have your lawyer (or an experienced realtor) go over the status certificate, to make sure there isn't anything unusual in there.  

I'm not having access issues but load times are unusually slow. 

To me, it seems a little unusual for the seller to not have a record of leases for the tenants.
