Pensacola is thriving but as anywhere there are definitely some areas you want to stay out of.

It's been a blessing, because my own kick-*** hustle has allowed me to thrive in a crowd of slackers, but I also depend on that same mentality to get rehabs done, clean houses, show properties, and the like.

In Miami, beach front properties are thriving (even condos, which everyone has been doom & gloom about for years...) 

If all your expenses come out to $1,200 (PITI, Cap Ex, Vacancy, Maintenance, etc.) and rental income is $1,000 then you are paying $200 out of pocket every month to live...this means your personal budget will THRIVE and allow you to save much more per month.

But what I've discovered is that those who succeed and thrive ALSO have a true love of helping people.

It would be great to hear what is moving and shaking again down in that area - heard that the down town square is completely different and the commercial street is thriving. 

Question: Do you think real estate in suburban areas will thrive in 2021 and 2022?

I do believe strongly that Austin will continue to thrive and appreciate- the fundamentals are all still there!
