(Plumbing, electrical, Paint and window installment)Can anyone please recommend a good reliable contractor that I can work with on this project ?

In terms of living on the income my real estate generates (I have a job but not a very secure or reliable income job), would I be better off staying with the properties paid off or looking for similar good deals and mortgaging them ?

I wanted to do an objective analysis so I figured out what parameters were most important for a reliable, cash flowing market (Low price/rent, positive population growth or influx, and job growth) tried to quantify them in widely available statistics and put them all together for the major (and some data for minor) metropolitan statistical areas.  

For fear of sounding like a trite broken record, It's such a huge struggle to find reliable people.

I am in a process trying to have a better way to manage the two properties, so I am working to gather the list of reliable contractors, landscape companies, electrician, HVAC, plumbers, snow plowing, roofing company.

Can anyone suggest a reasonably reliable tenant delinquent rent collection company?

A heated debate is a reliable sign that the solution in question is not reliable.

The most crucial part is reliable property management.

I'm not sure about the long-term economy of my hometown, Price Utah.The biggest and most reliable employment in Price is with education as we have a branch of USU in town and various grade schools. 

Properties is Hawaii more reliably appreciates over time almost anywhere compared to other states.
