What's behind that door, in the garage, how's the mechanicals look, is their water stains anywhere on the ceiling, etc. 

I just bought an off market condo $25k below market value, fully renovated (by seller), with in place tenants who raised their rent to my standard before I closed giving me $300 per month positive cash flow. 

I believe most house insurance policies have a standard minimum anyway, typically $300k is the standard that comes with a fire insurance policy.

Qualified mortgages (VA, FHA, conventional etc.) get underwritten to Fannie/Freddie/Ginnie standards and get sold on the secondary market as securities.  

@Steve Babiak Can the title company typically run that as an added service to the standard title search?

Put in the lease that they pay water / sewer.    

Needs some new windows in the near future but overall the previous owner had set the home up pretty well with a nice big newer bathroom, solid countertops, hot water heater and recent siding.

It's really easy to create stressful and costly problems for yourself in this game, and as an investor, your time is much better spent learning and working on your next deal rather than trying to find a handyman on craigslist who will pump water out of your basement in another state at 3am.
