It is true that most mortgages will spell out the requirements of a second home vs a vacation rental and that they can come after you for the full amount of the loan if it is violated, but I personally have never heard of that happening.

Of course you need to vet your potential renters very carefully and spell out all the detail in the contract but it does leave only the "pearls" top 3% of desirable  renters who you can count on to deliver consistent rent and not trash your place So your choice will be tough.
