Appraisers will pull from comparable sales with ADU's - even if they have to go farther and from a later date.

If you have one property nearby you might not need tracking software, I know some independent landlords that get 12 post dated checks and just mobile deposit them on the first of each month. 

On the 14th she asked me to give her a 3 day notice to vacate because no organizations were willing to help without it, but I didn't provide one because I had moved her due date to the 18th so she wasn't late yet. 

And then it looks bad on my end because the books aren't up to date.

If they prefer simple printed checklists, Podio, Buildertrend, Clickup, whatever ~ you should use that AND that team should be able to keep you very up to date on the projects using those solutions. 

There are plenty of dated condos in my town that cost between $275-350K which could easily use $100K worth of renovation.
