Smells like teen... cap rates?

It often starts with the girl getting pregnant quickly in her late teens while living at home. 

It sounds sexy to wake up and say I want a complex but just like it the programming world, once they see what´ś involved its a new reality.

They gained popularity in the late ‘70’s and early ‘80’s when interest rates were in the teens and money in short supply.They also became popular with promoters, “dream merchant gurus” and fraudsters who saw an easy way to cut themselves into a deal without putting any of their own money into them.I do a lot of probate and trust litigation work and have completed several thousand of my own deals over (45) years as a specialist.However, I don’t think that’s going to be the issue here.

How are you going to pay for those repairs.While it may sound cool and sexy to get 100% financing, its only great if you have the money to still weather the storm. 

The fact remains my way is better and the only one losing... is you.so... what will it be...safe face and fail  in rei... or just say... dsmn jerryll... you are  sexy as hell.

Otherwise, could just invest passively with others and get returns in the teens.

Neither rate is very sexy but an option at the very least.

Seller financing isn't as sexy to the average person.
