At the end of the term, 30 years, you either repay the total plus a percentage of the amount of increase in equity since inception or if you sell the house then you repay them the original amount plus a percentage when the house sells.  

Are there Hard Money Lenders that still do Gap Loans with simple underwriting and low origination fees?

Getting your utilization down on your credit cards and heloc will improve your score and should be your priority.To answer your original question, the questions to ask are about prepayment penalties and points for DSCR loans.

From what I have read two prong are acceptable as long as original and in good working order.
