Other ways (off the top of my head):- Dedicated Revenue Manager on top of dynamic pricing software- 24/7 guest support- Vendor discounts (i.e. roof replacements, AC repairs, etc)As a new PM I think it is important to highlight where you add value instead of battling on price. 

Buying the real estate is more important than anything and especially understanding what the market will support once your tenant is gone.

I dont think the margins support hard money or two loan closings on this one. 

You can do a cash out refi with a business purpose loan to get around that - as little as no seasoning if you've completed rehab to support the appraised value vs. purchase price.
