Just like China.. anyone can do any real estate there.But as we know there Is a Robust real estate industry here that is licensed controlled etc.. with heavy emphasis on ethics'' and of course you have unethical realtors... you see that in the monthly bulletins with all the realtors getting reprimanded or losing their license.To me if you want to wholesale BUY THE HOME close on it then resell it.. its that simple.. trying to act like your not a REal estate broker and hide behind the quasi arguments that are touted on this site.. to me is just circumventing the industry and the law.there are brokers who specialize in cheap defunct properties as there is a lot of that inventory in all the hoods of America.

@Pat Marco   hit nail on head... being a real estate agent for 500.00 commission is ridiculous.. either move or get out of the business or put money together buy the inventory yourself then resell it and mark it up. .thats why when I started way back when I only sold land... 10 to 15% commish and double ended everything..

It seems someone should try and get everyone to use FLIPPER for those buying and reselling, and "wholesaler" for those trying to assign contracts.

@Andrea TappOK take a deep breath here, you are in the territory of brokering or selling agreementsI would look at the definition in your Oklahoma real estate agent agency laws and see what defines as activities of a real estate agentIf you take title to a property, your LLC owns it, and then you resell it, you were not acting as an Agent, you are acting as a principal buyerIf you were signing for sale purchase agreement and then selling that or assigning that, in some states that is definitely brokering agreements, which prevents you from properly marketing the houseMost agents won't let you look at the house unless you have proof of funds that you can closeSo how do you get on title so that you can resell?

If you want to buy and re-sell properties that could be used for a dispensary or grow facility keep in mind that there will most likely be more properties available that qualify than there are licenses issued so you may be holding on to that property.
