Yes, it really was that bad.I finally caved and contacted a local plumber who had performed over 15 conversions from Well/Septic to City/Sewer and ironed out a cash deal which cost me less than $6,500 all in.

It probably covers 15-20 quick comp evaluations, and I simply don't make blind ridiculously low offers, the exceptions being HUD, or FHA which just get thrown into a computer in 5 minutes and no real agent is on the other side, which would damage my reputation with other agents.

Your PM needs to have an excellent reputation and ability to get quality tenants and retain quality tenants, raising rents (nuisance increases yearly).Some people on BP have reached out to me and are on their 2nd or 3rd PM after 1 or 2 years of ownership.
