I think I will replace the counter sink with a vanity with sink, get rid of the medicine cabinet/mirror, with a more modern mirror, get rid of the shower pan, and replace it with something else (suggestions?)

@Raymond Yan why haven't you replaced your PMC?

Kinda like car shopping and you know nothing about how an engine works but open the hood anyway to look at the engine.  

One year also helps you maintain a schedule for inspections, rent increases, preventative maintenance, etc.If your lease doesn't have an early termination penalty, then the only thing you can do is start marketing and find a replacement tenant.

Before I begin the 1031 I'd like to transfer this property into an LLC so that my replacement property will be under an LLC, rather than my name. 

I thought to myself, no big deal it's only a few thousand more to get my plumber in there to replace it, but once my once my contractor got in to fix the floors (which were buckling) he saw a cyclone of termites.

On one hand roofer will know more than an inspector if there is roof damage but at the same time a roofer has an incentive to replace the roof. 

I am in Tampa and we have a different MLS, but there is a "days on market" field in the MLS search engine that will allow an agent to search that.

If there is time and money available that is the opportunity to make a choice, but that usually involves INCREMENTAL upgrades like painting a room or replacing the flooring in a room or 2. 

If developing, you will need a full team for entitlements and permitting (civil engineer, survey, architect, etc.).
