If that's not a possibility because of work, etc.. then you should work on getting a high income to comfortably afford an $850k home if you wish to remain in state. 

I am finally getting some movement.That being said, this remains a terrible company.  

I have a motivated seller that wants to sell his tenant occupied  home.

The only question remaining is: How will the property pass down to heirs and the tax implications/inheritance tax etc.
