Either way, my belief is to educate the seller to open the conversation and get them to the negotiation table.

@Chris Mason has more expertise, but it is my belief that you cannot use an FHA even for a duplex with an ADU.I believe adding an ADU to a multiplex reduces loan options (no Freddie or Fannie loans).
