If you were to jump off the deep end it would be less stressful to put it in the hands of a professional and you can bypass the learning experience.The second issues is money - it typically takes a LOT more money to buy a larger complex.

Hello guys, I am under deep negotiation with the owner of a quad right now.

It's easy to mess that up by not digging deep enough, putting in proper rock and possibly tying to a drain tile (easier said than done), oh and sealing the new hole in foundation properly. 

I haven't been able to dig really deep to see if there are any next of kin, but I'm assuming that's where I need to start.
