Also, if in the future I ever do need to redo the main line it'll be more expensive (L&M increases), I will have already likely spent thousand installing and maintaining the pump, and I'll have more tenants impacted by a sewer construction project (currently a 3 unit but will be a 5 unit at that time.)Help.

I have played the 0% balance transfer game for some larger inventory purchases in my retail biz and good old 0% balance promos at Home Depot (personal) and Sears have financed quite a few apartment renos too.With a long and stellar credit history It doesn't seem to impact my FICO4 & 8 too much but it will *crush* the vantage 3 score which penalizes HEAVILY those who actually USE their credit and I'm talking still less than 30% of available.

Hi @Somesh MukherjeeFellow lender here - Not sure where you are in the process but as Matthew said - location is top priority, not just in terms of the tenant pool but depending on the loan program you're seeking (say DSCR), the comps in the area can also impact your appraisal and what rate and term you'll qualify for.

As soon as you hear a investor claim they are charging below market rents to retain a good tenant you know your are hearing from a hobby investor that has no clue of the bigger investment picture.You also need to keep in mind that the rent rate has no impact on a SFH investment since the majority of potential buyers are home owners not investors.
