To find a company that does credit checks you need to find one that allows you to actually see their credit report (be very careful as some will try and talk you into something less like a tenant grade).

Some are very good at managing and others fail at it.I remember being a teacher years ago and I disliked it because most of the job entailed managing students, attending meetings, grading papers, attending parent-teacher conferences, coaching basketball, managing my time, and managing my classroom.

@Matt Clark also the Mills usually have a log buyer.. and they usually publish there rate sheet.IE by grade sort and per MBF... although I am not sure on HW territory but that's how it works out here.And in the good ole days they would pre pay for the timber..

When the get rich in Real Estate Guru's talk about people having large number of SFR units in a portfolio, I don't think they really anticipate many if any of the followers to actually do it, that's mostly hype for the sales pitch, If they did it would mean they didn't truly understand the next level in RE investing.I would rethink your plan and conduct some analysis on obtaining Institutional grade Multi-family properties.
