15 year mortgages are painful and will back you up against a wall fast but if you have the money...they pay down great and I prefer them for investment property especially with partners. 20 year is slightly less painful.

My 2 cents...Instead of pooling money, which you can do btw by first filling out the proper paperwork with your state (I have never done that and I'm sure it's a pain in the ***), I would instead give a 1st mortgage to the larger loan (PL) and 2nd mortgage to the smaller loan (2nd PL.. maybe for rehab work for example).

The trick for the PM company is to know the pain tolerance of each owner and to determine that "perfect" fee to charge on every repair...A fee large enough to make the owner say "ouch!"
