Small indoor pools are a completely different animal than an outdoor pool.  

Most prospective tenants that you'd want in your place have their own furniture already (or at least their own taste, which may be different from yours), so with a furnished place, you're generally shrinking your pool of applicants a bit.

Does anyone stage the property (furniture, etc.) when doing this?

Also, don't forget all the stuff you will need to get started, furniture, full kitchen, linens etc.

Leverage a friend with a pickup truck for the large furniture. 

Outdoor steps should not go over 6 1/2" riser for safety from ice and slippery conditions.

One feeds outdoor hose bibbs and sprinkler systems, and they are not billed for sewage for this line.

My wife is pretty picky and since we'd use it as well, we'd be looking at a nice trailer, 40 feet, 4 pull outs, electric fire place, king size bed, outdoor kitchen etc...
