Unless there is a good reason not to I would use the standard state approved Realtor contract that they will feel most comfortable with.Anything you need to change you can strike out or write in or if it is a really big thing add addenda to cover it.You will just have to make sure to make it assignable.

If I get a late check because he/she is on a business trip and gotten absent minded, I understand and say no problem, I do tell them to please be mindful and not let it happen again, but I believe in keeping a cordial relationship instead of going adversarial on strike #1.

Wayne the poster is in the commercial r.e forum so I am assuming by tenant he is talking commercial leasing.You could just use the tenants broker form and strike out the parts you do not like and add an addendum in of what you want.It's typical for the broker/agent on leases to collect more up front on commercial.
