You probably should be under $3 a square foot installed on that.

That's a pretty decent price/square foot for Casa Grande, as long as it doesn't need a whole lot of work.

An update is that the deal is NOT FHA compatible because of the high estimated rehab costs.I spoke to the 203k consultant on the phone, sent specs of the property and some rehab drawings -- at $55-$70 per square foot for the gut, the rehab will cost about $211k without even touching the exterior.

It would be construction on an ADU on a ~6k square foot lot. 

If you're wiling to suffer through, then you have those benefits at the end of the day, and at least you have your foot in the door of real estate.
