If you don't sign the contract and hire that agent, then they legally shouldn't be working for you.

Just tell them you work for the Property management company in my opinion. 

If a guest stays for one week in July, the owner can't legally rent to another guest until August and must leave their unit vacant for three weeks.

Maybe it has more to do with the software than the company (although their customer service sucks), in which case you might run into the same issues with other emulators, but it has just been constant headaches.

@Phillip Austin we've looked into these and it's our opinion they should only be used with Class A tenants, maybe Class B - deifinitely NOT Class C or D tenants.Several companies in this area will no longer allow S8 leases or tenants under 600 credit scores - because of the high number of claims & corresponding claim amounts.

And I think a lot of companies will realize that productivity is generally higher in cooler climates.

Does the operational company already exist and have income history?

I am also looking at a new company called Noshable that does grocery delivery precheck in and gives kickbacks as well.
