Landlord associations are another great source.  

Personally I think you have to look at it two ways so here are my thoughts on it.1. investing IE passive which to me is buy a rental let the tenant pay it off get your tax breaks etc etc.. although I fully understand being a landlord is NOT passive by any stretch but your not building anything just letting the property percolate until you dispo it in a few decades..

It's fairly easy to use for both Landlord and Tenant.

Eventually you will collect rent, legal fees and all other court costs.Lesson to other landlords.... deposits and LMR are never to be applied to a tenants rent.

STRs.FF is a lead generation site, not a booking site, so landlords interact directly with potential tenants.

The landlord friendly laws are an added bonus.

Portland is hostile to landlords.

But with horrible returns and the threat of statewide anti-landlord laws even that seems bad.

This has been our setup for over 10 years and I remember being told early on that liability insurance has to originate with the landlord's personal residence, whether it be a homeowner's or renter's policy.
